How realistic is it too find Foreclosures?

As the general Sales manager for a large investment firm, we averaged over 100 purchases per year.  I trained over 50 Foreclosure Sales Representatives, over the course of 5 years. Showed them how to find, negotiate, & purchase foreclosures! Now I’m here to instruct you, in the highly secretive world of Investing!  My fellow investors don’t want me to give out the secrets, in-fact I’ve been asked on many occasions, why would I do this? My response is, Someone took the time to show me, its changed my life, now I have an obligation to show others!  Trust me, they don’t want you to know, how to purchase a property without having to qualify for a loan!  They don’t want you to learn how to make a purchase with as little as a few thousand dollars. How to use seller financing successfully! I have personally been involved in over 200 Pre-Foreclosure purchases!   All you have to do, is make one or two purchases to change your life! Three or more to realize, that life has more to offer than, a 40 hour work week or being limited by the almighty hourly wage!   

Am I really helping the homeowner out?

Yes, without a doubt! Consider that you are in a situation where your credit score is in the 400’s, you have no savings to speak of, you are 12K behind on the house payments, you tried to working out an arrangement with the lender to no avail.  If the Foreclosure is eminent, wouldn’t you like someone to make a cash offer, or discuss a lease buy back option.  Always remember you didn’t put them in the situation, but you can help them out of it….

How much time will it take to find my first deal?

When I got into the business I bought a Foreclosure on my very first day! Its not typical but possible, most of my trainees have purchased homes in under three months or they got out of the business. It is really dependent upon how much time you are willing to put into your future. It only takes two good deals a year to boost your outlook on life, and change the way you think about work.

Cherry pick you Deal!

The best advice I can give you is to cherry pick your deal. As a new or experienced investor we all are capable of making mistakes. A mistake made in the beginning, stops you from investing before you ever got started! Experienced investors make mistakes all the time, so expect to make mistakes but be cautious not to make them in the beginning. Learn the market you plan on working, get comparables from many sources, always do a prelim, General Inquiry on the property owner, have a solid contract drawn up, make sure that there are no I.R.S. liens against the property! Be cautious and double check everything!

Do I need a Realtor?

No, well maybe!   It all depends on what stage of investing you are in. If you are a beginner or novice you may need a professionals help. If you’re a seasoned investor it’s not necessary to use a realtor. The truth is the money is made in the search and terms negotiated, relying on a third party to do the negotiating is not necessarily the best option.  The signing of the contract is an easy process, you can retain any title company to close the deal!  So in my opinion after doing one deal you should be relying on your own experience, and lessons learned in the process.

How do I find Foreclosures?

This is the easiest thing to do, its getting a homeowner to work with you that is the most difficult. All you have to do is subscribe to our service, simply punch in the market you are interested in. All the properties pop up on the screen. Now the next step is to find properties with equity. Approach the homeowner, and make an offer. The concept is simple, the work is tedious, the pay off is priceless! Two good deals have the power to change your life, and perspective!

What does it take to be successful in this business?

Focus, it’s the easiest thing to give, yet most of us aren’t able to give enough to see a deal thru. It doesn’t cost anything, no out of pocket expenses, yet because it’s so hard and simultaneously so simple, focus becomes lost so quickly!   Focus on a goal and don’t take your eyes off of it, until the task is complete!   Do this two or three times a year and you will never have to work for anyone ever again! 

Can this website really lead me in the right direction without “Hype Foreclosure Programs”?
