Post Foreclosure info, is in our opinion also useless, these are properties that have already gone thru the Foreclosure (process/sale) and have now become Bank Owned (Property/Foreclosures). Try negotiating with the Bank, you will be lucky to find the right individual who can make decisions, negotiations can go on for weeks on end, most importantly you will have to sign a Bank Owned (disclosures/addemdum)agreement that hold them harmless of all liabilities associated with the sale of the property! In either case it’s too early or too late to effectively negotiate a deal with the homeowner!  Working with the Bank Owned properties you may receive a percentage off the current market prices, but will rarely make purchases low enough to resell for a profit! If you want to make money as a true investor you must focus on Pre-Foreclosures, only!!  Seller financing is where it’s at, profits are made in the terms as well as the price negotiated!
